Privacy Policy
Last updated: October 22, 2026
Heightened Hospitality LLC (“Heightened Hospitality,” “we,” “us,” or “our”)
respects your privacy. This Privacy Policy explains how we collect, use, disclose, and retain personal information when you visit our website, communicate with us, make a reservation, complete guest registration or verification, or stay at a property we manage.
We are responsible for the personal information we collect and use for our property-management and guest services. Booking platforms, payment providers, and technology providers may also process information under their own privacy notices, as explained below.
This Policy provides information about our practices. Where applicable law requires consent for a particular activity, we obtain that consent separately. Making a reservation or accepting a rental agreement does not, by itself, constitute consent to optional marketing or processing that requires separate consent.
1. Information We Collect
The information collected depends on your interaction with us, the property, the booking channel, and the services you use. Categories may include:
- Contact and identification details: Your name, email address, telephone number, mailing or billing address, and age or date of birth where necessary for a disclosed registration or eligibility requirement.
- Reservation and stay details: Property, booking channel, reservation number, arrival and departure dates, guest count, authorized occupants, requested services, preferences, special requests, and reservation changes.
- Agreements and acceptance records: Signed rental agreements, electronic signatures, acknowledgments, and records showing when required documents or notices were provided or accepted.
- Payment and transaction information: Billing details, payment amounts, transaction identifiers, payment status, refunds, disputes, and limited payment-method information. Payment card information is processed through the applicable booking platform or authorized payment provider. We do not store full payment card numbers on our own servers.
- Guest-verification information: Government-issued identification, information appearing on required identification documents, selfies, registration information, and verification results. Where automated facial comparison is enabled and lawfully used, the process also involves analysis of facial images, as described in Section 3.
- Communications and support records: Messages, inquiries, complaints, requests, and information supplied through email, telephone, text, booking-platform messaging, or other communication tools.
- Website and device information: IP address, browser and device information, pages viewed, referral information, and interactions with website features, cookies, and similar technologies.
- Property-security and incident information: Where devices are present and disclosed, exterior camera or doorbell images, video and permitted audio, access-control records, and noise-level readings. We may also collect photographs, correspondence, and other evidence concerning damage, maintenance, safety incidents, or disputes.
- Information you voluntarily provide: Information relevant to a special request or accommodation. Please provide only what is reasonably necessary to explain your request.
We collect information directly from you or an authorized member of your party, from booking platforms and service providers, and through the website and disclosed property systems.
If you provide another person’s information, you should be authorized to do so and make this Policy available to that person.
2. How We Use Information
We use personal information for the following purposes:
- Arrange, administer, and fulfill reservations and guest services.
- Process authorized payments, refunds, and transaction disputes.
- Provide check-in information, manage access, and communicate about your stay.
- Execute rental agreements and satisfy disclosed registration or identification requirements.
- Verify identity and address suspected fraud or security concerns through lawful, disclosed processes.
- Respond to maintenance requests, complaints, emergencies, and other support needs.
- Investigate incidents, document damage, and establish, exercise, or defend lawful claims.
- Comply with applicable legal, licensing, tax, accounting, and recordkeeping obligations.
- Operate, secure, troubleshoot, and improve our website and services.
- Send optional marketing communications with your consent where required.
We limit collection and use to information reasonably necessary for the applicable purpose. Where a new use requires additional notice or consent, we provide that notice or obtain that consent before proceeding.
3. Guest Registration, Identification, and Selfie Verification
Certain reservations require a rental agreement, guest registration, or identification verification. Applicable requirements—including who must complete verification, the information required, the purpose, and the completion deadline—are disclosed before booking in the listing, reservation materials, or applicable Compliance Schedule.
We use Guesty’s Guest App and related services to collect required documents and signatures. Depending on the verification method disclosed for the reservation:
- Authorized management personnel may visually review identification and selfie images; or
- Where GuestVerify is enabled, automated document checks assess the identification, and facial-recognition technology compares the submitted selfie with the identification photograph.
Verification results are made available to authorized personnel. Unclear images, inconsistent information, or an inconclusive result may require clarification, resubmission of the required information, or further review.
Automated facial analysis may involve biometric information as defined by applicable law. Where required, we provide a separate notice and obtain specific consent before that processing. This Privacy Policy and the rental agreement do not replace any required biometric consent.
We do not use identification documents, selfies, or derived biometric information for advertising, and we do not sell sensitive personal information.
Information collected for a legal or community-association requirement is limited to the scope supported by that requirement and the applicable booking platform’s rules. A requirement to provide identification does not automatically establish a requirement for every available verification feature.
Contact us if you experience verification difficulties, believe a result is incorrect, or wish to ask about an available alternative. Any effect on check-in or the reservation remains subject to the disclosed requirements, applicable law, and booking-platform policies.
4. How We Disclose Information
We disclose information when reasonably necessary for the purposes described in this Policy, including to:
- Service providers: Property-management software providers, website hosts, payment processors, document and verification providers, communication services, and technical-support providers. The information disclosed depends on the service performed.
- Booking platforms: The platform through which you booked, where needed to administer the reservation, communicate, process a permitted claim, or address a dispute.
- Property owners and operational personnel: Owners, authorized staff, and contractors who need relevant information to fulfill the reservation, provide access, perform maintenance, address incidents, or satisfy applicable obligations. Access is limited according to their responsibilities.
- Authorities and community associations: Where disclosure is required by applicable law, a valid legal demand, or a documented registration requirement identified for the property.
- Professional advisers, insurers, and claims participants: Where reasonably necessary for accounting, legal advice, insurance, transaction disputes, or lawful claims.
- Emergency and safety recipients: Where disclosure is lawfully necessary to respond to an emergency or protect people, property, or legal rights.
- Business-transaction participants: In connection with a proposed or completed merger, acquisition, financing, reorganization, or sale of business assets, subject to applicable privacy requirements.
- Analytics or advertising providers: Where such tools are used, as explained in Section 6 and subject to applicable consent and opt-out requirements.
We require providers processing information on our behalf to use it for authorized purposes and to protect it through appropriate contractual and operational safeguards.
We do not sell personal information in exchange for money. Certain advertising-related disclosures can have a broader legal meaning under privacy laws, as explained below.
5. Guesty, Wander, and Other Platforms
Guesty
We use Guesty for property-management and guest-service functions, which may include reservation administration, communications, electronic documents, guest registration, and verification.
For information processed on our behalf, Guesty acts as our service provider or processor under the applicable agreement. Guesty may use authorized subprocessors to perform those services.
Information about Guesty’s practices is available at:
Wander
Our website and direct-booking services are powered by Wander. Wander processes certain reservation information on our behalf and also determines certain uses of information for its own platform, account, and analytics functions.
Some Wander features may involve an account usable across participating Wander-powered websites and Wander.com. Wander’s independent processing and any communications it sends for its own purposes are addressed in its notices and applicable consent choices.
You can review its policies here:
Wander Legal Terms and Policies
Other booking and payment platforms
Airbnb, Vrbo, Booking.com, and other booking or payment platforms may collect and use information independently. Their privacy notices govern their independent processing.
A request made to Heightened Hospitality does not necessarily delete information that a platform independently maintains. We will address information under our control and coordinate with our service providers where appropriate.
6. Cookies, Analytics, Advertising, and Marketing Choices
Our website uses cookies and similar technologies to support essential functions, maintain security, remember preferences, and understand website use.
Depending on the features enabled, analytics or advertising providers may receive device identifiers, IP addresses, browsing activity, and interactions with the site. Advertising technologies may use this information to measure campaigns or provide relevant advertising.
Some advertising-related disclosures may constitute “sharing,” a “sale,” or processing for “targeted advertising” under applicable privacy laws, even when no money is exchanged.
You may:
- Use cookie-preference controls made available on the website.
- Adjust browser settings to restrict or delete cookies.
- Contact us to exercise applicable advertising, sale, or sharing opt-out rights.
- Use a recognized universal opt-out preference signal where supported and required by applicable law.
We honor valid privacy choices and legally required opt-out signals. Browser settings alone may not control every type of tracking, and choices may need to be applied separately across devices or browsers.
We do not use ID documents, selfies, or derived biometric information for targeted advertising.
You may unsubscribe from our marketing through the instructions in the communication or by contacting us. Marketing consent is not a condition of booking. Opting out of marketing does not, by itself, prevent necessary reservation or service communications through a permitted channel.
7. Data Retention
We retain information only for as long as reasonably necessary for the applicable purpose and any legal obligations or permitted record-preservation needs.
We determine retention by considering the type and sensitivity of the information, why it was collected, applicable requirements, the status of the reservation, and whether a specific dispute or investigation requires preservation.
Different categories may have different retention periods:
- Reservation, payment, and agreement records: Retained as needed to administer the booking and meet applicable accounting, tax, contractual, and legal requirements.
- ID images, selfies, and any derived facial-comparison information: Retained according to the disclosed verification purpose, applicable legal or association requirements, and any specific lawful preservation obligation. These records are assessed separately from ordinary booking and accounting records.
- Verification results: May be retained as evidence that the required process was completed, subject to applicable law.
- Security and incident records: Retained for operational security and, where relevant, investigation or resolution of an identified incident or claim.
- Marketing and privacy-choice records: Retained as needed to document consent and honor unsubscribe, deletion, or other privacy preferences.
When information is no longer needed, we delete it or de-identify it as appropriate. Where a service provider holds information on our behalf, we coordinate necessary retention and deletion instructions with that provider.
Any more specific retention requirement or disclosure applicable to a verification process remains subject to applicable law.
8. Your Privacy Rights and Requests
Depending on where you live and whether the applicable law covers our processing, you may have rights to:
- Confirm whether we process your personal information and obtain access to it.
- Correct inaccurate information.
- Request deletion, subject to permitted exceptions.
- Obtain a portable copy of certain information.
- Opt out of applicable sales, sharing, targeted advertising, or certain profiling activities.
- Withdraw consent where processing depends on consent.
- Appeal a decision concerning a privacy request.
To submit a request, email admin@heightenedhospitality.com with the subject “Privacy Request.” Describe the request and provide enough information for us to identify the relevant relationship or reservation.
We may request information reasonably necessary to verify a request or an authorized agent’s authority, where permitted. Please do not email identification documents or full payment card details unless we provide an appropriate submission method.
We respond within the deadlines required by applicable law. Where the New Jersey Data Privacy Law applies, the response period is generally 45 days, with a permitted additional 45 days when reasonably necessary and explained within the initial period.
If we deny a request, we will explain the decision and applicable appeal process. To appeal, email the same address with the subject “Privacy Appeal.” Where New Jersey’s appeal requirements apply, we will respond in writing within 45 days and provide information about contacting the New Jersey Division of Consumer Affairs if the appeal is denied.
We will not unlawfully discriminate against you for exercising privacy rights. We may retain information where a lawful exception applies. Withdrawal of consent does not invalidate processing that was lawful before withdrawal.
9. Children’s Information
Our website and booking services are intended for adults.
A parent, guardian, or responsible booking adult may provide limited information about accompanying children where needed for occupancy, an accommodation request, or legally required registration. We do not invite children under 13 to create accounts or independently submit personal information through our website.
We do not knowingly sell children’s personal information or use information we know concerns minors for targeted advertising.
Any required collection involving a child will be handled with appropriate safeguards and parental or guardian involvement where required by law. If you believe a child has provided information improperly, contact us so we can review the matter and take appropriate action.
10. Property Security and Monitoring
Where a property uses security cameras, access-control systems, or noise-level monitors, the applicable devices and monitoring practices are disclosed in the listing or reservation materials.
We do not place cameras inside private guest accommodation. Exterior cameras or doorbells may capture images, video, and audio only as disclosed and lawfully permitted. Disclosed noise-decibel monitors measure sound levels without recording conversations.
Information from these systems is used for property security, access administration, incident review, and lawful claims. Access and disclosure are limited to those purposes and applicable legal requirements.
11. Information Security
We use reasonable administrative, technical, and physical safeguards designed to protect personal information and limit access to authorized persons.
No system can guarantee complete security. We review security concerns and take appropriate action when we learn of unauthorized access or another incident, including providing legally required notices.
Please use the designated verification or payment process when submitting sensitive information rather than public reviews or unrelated messaging channels.
12. Processing Locations
Information may be processed in the United States and other countries where our authorized providers operate. Privacy protections may differ between countries.
Where applicable law requires safeguards for an international transfer, we use or require the applicable safeguards. Contact us for information about transfers relevant to your personal information.

We may update this Policy to reflect changes in our services, technology, practices, or legal requirements. The updated version will display a revised date.
We will provide notice of material changes through the website, email, or another appropriate method where required. Where a new or materially different processing activity requires consent, we will obtain that consent before beginning the activity.
